Advantages of Investing in Student Apartments

System - Monday, November 5, 2018

College students play an integral role in Downtown Burlington's rental market, and they often make great tenants.

Here are some reasons why college student rentals are a great investment:

  • Students often sign one-year leases, and they frequently renew their leases.
  • Vacancies are less common.
  • There is always a demand for student rentals near colleges and universities.
  • Rents are influenced by dorm rates and the surrounding market.
  • Most student rentals require co-signers, which provide an additional layer of security when it comes to rent getting paid on time and in full.

Amenities: A Great Way to Boost ROI

System - Monday, October 29, 2018

As a landlord you always want to increase your ROI, while providing your tenants with a positive rental experience. One of the easiest ways to do this is through providing amenities, such as parking, vanities, dishwashers, and coin-op laundry. This is a great way to attract better tenants and charge higher rents. We recommend considering these questions when determining whether or not to add an amenity.

  • Are you already receiving top market rent for your unit, without this amenity?
  • Are you having trouble attracting perspective tenants?
  • Would this amenity boost the value of your unit?
  • How long will it take for this amenity to boost an ROI that will pay for its addition/provision?
